If you run maintenance at a small senior living community, you already know the problem. Work orders come in by paper slip, sticky note, hallway conversation, and the occasional 2 AM phone call. The whiteboard in your office is months behind. Your state surveyor is coming in eight weeks and you have no clean way to show what got fixed, when, and by whom.

The CMMS market is crowded, and most of it is built for somebody else. Manufacturing plants. Hospital systems. Property managers with hundreds of buildings. Your team has to actually use it

The biggest predictor of whether a CMMS will work for you is whether your maintenance techs will actually pick it up and use it on the job. The feature list matters less than you'd think.

Most CMMS tools were designed for someone sitting at a desk. Your techs aren't at desks. They're in mechanical rooms, on roofs, under sinks, and in resident apartments. This is genuinely useful for senior living because so much of your maintenance is life-safety related and has to happen on a calendar regardless of whether anything is broken.

Where vendors go wrong is in the complexity. One more thing about cost
